responsible for protecting your best interests.
Here is the form of agency relationship as defined by the Ontario Real Estate
Association (OREA):

real estate company acting as vendor's
agent must do what is best for the vendor.
A
written contract between the vendor and the realtor establishes agency. It explains the services the realtor agrees to provide, spells
out who will pay commissions and specifies any obligations a vendor may
have. Typically a vendor will work exclusively with that realtor for a specific
period, as cited in their contract.
The first formal step in marketing your
property is to enter into a Listing Agreement - a contract that commits us as
your Real Estate Professional to actively market your home for a specified
period of time. It also commits you to a pre-established marketing fee that is
to be paid upon the successful closing of the sale.
We
will ask you as vendor to sign a vendor's agency agreement if you wish to have us
act as your agent. By law we must have it when presenting any offer to
purchase a home. When you sign a "Listing Agreement" with us, this
is our promise that we will use our skills and resources to get the most for
your home.
